ANNURA SOCIEDAD COOPERATIVA MADRILEÑA AWARDS ALDARA THE PICASSO RESIDENTIAL PROJECT, 35 HOUSES IN EL CAÑAVERAL

Annura, Sociedad Cooperativa Madrileña, has just entrusted Aldara with the construction of Residential Picasso, 35 homes in the PAU El Cañaveral whose works will begin in March with an estimated duration of 18 months. With an investment of close to 5 million euros, Residencial Picasso has very large spaces, practical and modern distributions, and an extraordinary quality of design and materials. The architect José Barrero Martínez has designed a closed urbanization that, on a plot of 1,763 m2, will include: building of ten floors above ground with housing of 2, 3 and 4 bedrooms, several duplexes and other flats with magnificent terraces -in some cases with more 150 m2- and two floors below ground with 70 parking spaces and 35 storage rooms. Outdoor pool with night lighting, paddle tennis court with glass walls and parameter of artificial turf, landscaped areas with automatic irrigation, guard post for the main access, children´s play area, multipurpose community room and lighted pedestrian areas complete the residential. To be more respectable with the environment, common areas will have LED lighting and garages with ignition sensors The houses will have measures that will increase comfort and energy efficiency among which stand out: motorized blinds of aluminum slats with thermal insulation injected; installation of a central heating system powered by Natural Gas; individual energy meters for heating and domestic hot water; floor heating with control per stay (except in bathrooms, kitchens and corridor); heat recovery system; pre-installation of air conditioning cold-heat with high energy efficiency; general installation of solar energy collection to encourage savings; sanitation network in PVC pipes through pipes with acoustic insulation and drainage systems, executed independently from the structure to reduce the transmission of noise to homes; telephone, television and data connections in all rooms, living room and kitchen; home automation installation, ensuring the integration of the installation with devices that allow future expansion that allows control by radiant floor zones and air conditioning with thermostat in each room (except bathrooms, kitchens and corridor); interior ventilation of housing with intake grilles in kitchens and bathrooms and through ducts to the roof; entrance door to the reinforced armored house with steel frame anchored to the floor and ceiling as well as to the side walls. Measures have been incorporated to guarantee safety as a security lock with three anchoring points, anti-lever hinges and coated steel sheet, in each house, video intercom in the access door to the residential complex and intercom in the portal. Residencial Picasso in El Cañaveral is located in the Southeast area of ​​Madrid, within the district of Vicálvaro and next to the municipality of Coslada, next to the major express roads of the area, the M-45 and the R-3. In recent years El Cañaveral has become one of the developments with better communications in the metropolitan area of ​​Madrid and, soon, will be incorporated into the transport network of the Community of Madrid through the new bus line planned for the area, that will communicate with the subway and commuter station of Coslada.
